Expansion is occurring in the northwest part of the Kansas City metro. 3F30 prepared an athletic facility study. The location is ideal for a couple reasons. First, it is off a highway. This promotes easy access and visibility. Secondly, it is close to a baseball complex geared to youth and high school teams. The study’s proposed business specializes in batting proficiency. Easily, a symbiotic relationship between the business and baseball complex could form. During downtime, athletes and coaching staff can walk over to brush up on batting strategy.
A proposed apartment complex is to the west with a drive on the north. Proposed inlets onto the site are located to lessen congestion at the apartment complex and intersection to the east. These may shift since the complex and drive have yet to be constructed. As for the athletic facility, it is part of a chain with building size requirements. Utilizing the City setback requirements, the building is on the southwest corner of the site. 3F30 typically designs parking per the site’s use, facility size, and established City regulations.
Due to client operational request, a lower onsite parking count was designed. Given City regulations, options aid on-site parking reduction. While bike parking can reduce the count by 1 stall, shared parking is a better option. The athletic facility could negotiate shared parking with the quick serve restaurant. Additionally, the City allows for “public” parking within a certain distance to be applied. The baseball complex’s parking is ideal as some spaces meet the distance requirements.
