Convenience Store & Fueling Study

This is a convenience store & fueling study 3F30 created for a client.  Because of the location at the crossing of 2 highways, this site is ideal for fueling and quick serve restaurant services.  It has never been developed and is relatively flat.  It has a shared access drive with the office building to the west.

Items that 3F30 considers when preparing a preliminary site plan include multiple variables. Initially, it is imperative to determine site use per zoning. This determines the course of City involvement for the project, primarily with the Planning Department. Furthermore, if special use permitting is needed, this can extend the overall design process. Also, neighboring properties need to be considered. This aids in setback and possible screening requirements. Beyond property and zoning information, sizing of building ties into many factors.  To start, the maximum size of the building is determined by code and zoning.  From there, quantities of parking stalls and landscape can be determined.  Some municipalities have requirements for trash enclosures and screening.  If a drive-thru is involved, stacking requirements may be imposed.

This convenience store & fueling study shows a roughly 5,000 SF convenience store with 5 fueling islands.  Additionally, a 2,600 SF restaurant is on the south.  Parking stall count meets city and ADA requirements.  As the design process continues, the site updates per City comments, client needs, utilities, etc.
