EPL at Zona Rosa Study was a site planning study that 3F30 provided a developer. The property is located on the western edge of the Zona Rosa shopping district.
Like most site studies, 3F30 takes care in investigating the existing site and surrounding properties. Additionally, 3F30 reviews codes and requirements for design. These include city specific items. In this case, many variables were in consideration. For example, the site has history of property lines that have shifted with Barry Road’s development westward. Plus, the extents of property ownership had to be established. Setbacks were determined by on site utilities and established zoning setback lines. Thus utilizing the most stringent of space allocation, 3F30 planned a layout.
Initially, the site concept would house a retail space, carryout restaurant, El Pollo Loco (EPL), and its supporting elements. Given the building size, parking count and landscape quantities were established. Access to the site is via a shared access drive with the business to the east. Drive-thru point of entry and its stacking as well as general vehicle circulation were designed for ease of use. The end result is that the EPL at Zona Rosa Study is a great way to show the site’s possibilities.
