This is the Donahoo Master Plan Study. Located just beyond the I-435 loop of Kansas City, land is available for commercial growth. The area is primarily residential and agrarian. Residents drive at least 3 miles to reach fueling, convenience, and retail.
The study looked at phasing for development to progress over time. Phase 1 consists of a 6,500 SF building that houses a convenience store and carry out restaurant. To the south, a fueling canopy has 8 islands serving 16 vehicles at once. This is a convenient option not only for local residents, but also those travelling the 435 loop less than a mile away. Retention area 1 and site entry is planned in this phase. Phase 2 for the Donahoo Master Plan Study incorporates office and retail possibilities. There is ample space for a 37,000 SF strip mall and an optional 2,400 SF pad site. Retention area and drives are expanded in this phase. In the end, all this can be developed with a good portion of the natural tree buffer remaining between the site and neighborhood to the north.
In conjunction with site development, with increased traffic to the area, studies are performed. This ensures that traffic congestion is limited. This particular site required that the north/south street be widened for lane turns. Discussion for turnabout installation also occurred.
