Retail Master Plan Study

3F30 prepared this Retail Master Plan Study for an up and coming area in the metro.  What was originally a flood plane, developed into a commercial and industrial area.  The city made efforts to mitigate water retention which opened the possibilities for the region.  Slated to have a major entertainment venue, supporting retail is key.

This particular parcel of land made sense for a convenience and fleet fueling business.  Firstly, the area has businesses utilizing trucking services.  Secondly, 3 highways flank the area to the north, east, and south.  Thirdly, one would need to travel extensive distances for fuel and food options. Lastly, the draw of entertainment venues, old and new, will boost the economic impact of the area.

The fueling and convenience store front the property on the east.  Its visibility and easy access will be a draw from the highways.  It has plenty of parking for standard vehicles and trucking alike.  To the south, a drive-thru coffee joint is a perfect fit especially for the commuter on the go.  To the west, 2 quick serve restaurants back the property.  Both have access from street to the north and south allowing for easy access.  In the end, this retail master plan study shows an oasis for consumer convenience.
