Prime State Convenience Store is open for business. The site is located on the northwest corner of Shoal Creek Parkway and Highway 169 with primary access on NW 110th street. It was approved for fueling before Shoal Creek was made into a parkway, but went through a Final Plan process. Effectively, much effort to coordinate and compromise during the design process occurred.
The site was designed to support fueling, convenience store, and drive-thru QSR needs. 8 fueling islands and 2 EV charging stations were slated to be installed. The drive-thru was sized per city stacking standards but also Jack in the Box’s (JIB) operations. Beyond support areas and utility needs, the site has ample parking for those accessing the building.
The Prime State Convenience Store, named Speedy Corner, is 4,000 SF of a 5,400 SF building. The remainder of the building was designed per JIB and coordinated thru their company operations. Given that the building is along a parkway, exterior finishes needed to conform to City requirements. A certain percentage of the facade needed to be glazing systems. Otherwise, the envelope is cladded in masonry and EIFS systems. JIB’s branding is on the north end of the building. The interior portion of the convenience store hosts a large walk-in beer cave, a slew of beverage, food, and goods, as well as carry out access to JIB.
3F30 had very little involvement in the construction administration process. The project incurred changes that diverged from construction drawings. Nonetheless, Speedy Corner will be of great service to the metro Northland.
